Before the day

  • Promote the date at least a week ahead on your page and social channels
  • Print flyers with a QR code that links to the full listing
  • Prepare a sign-in sheet or digital form that captures name, phone and email
  • Walk the property, check the lights, and confirm the heating or cooling is on

During the open house

Greet everyone, then give people room. Visitors relax when they are not followed from room to room.

Have three questions ready to learn what matters to them:

  1. What are you looking for in a home?
  2. Where are you in your search?
  3. Is there anything this property is missing for you?

Write down answers straight away. They are the raw material for your follow-up.

After the open house

The hours after the event matter most. Send each visitor a short, personal message the same day, with a link to the listing and a clear next step.

  • Group visitors by interest level
  • Offer similar properties to those who liked the area but not the house
  • Report back to the seller with numbers and honest feedback

Measure what happened

Count visitors, sign-ins and follow-up replies. After a few events you will see patterns in turnout and conversion that help you decide when and how to schedule the next one.
